The Home Inspection, What to Expect

• A typical home takes 2 to 3 hours to inspect, size, age and condition of home are factors.
The inspection is intended to provide you with objective information regarding the condition of systems and components of the home as
   inspected at the time of the inspection. The report will include systems and components that are found to not function properly, are
   damaged or are significantly deficient, unsafe, or nearing the end of their service life.
The inspection is visual. Readily accessible and visually observable installed systems and components will be inspected.
• You will need to sign the inspection agreement.
You are encouraged to ask questions during the inspection.
When the inspection is complete, payment will be made to inspector.
The inspection report will be provided to client on site after inspection or by the end of the next day.

The inspection is performed to WA State and ASHI standards of practice.

Grounds:
Walkways, steps, driveway, decks, porches, patios, landscaping and surface grading...
Roof: Roofing material, flashings, gutters, roof penetrations, skylights, chimney(s)...
Exterior: Siding, trim, soffit, fascia, flashing, windows, doors, visible foundation exterior...
Air Conditioning/Heat Pump: Condition of unit, brand, approximate age...
Exterior Electrical:
Service entry (underground or overhead), meter, exterior outlets (grounding, polarity, GFCI protection)...
Interior Electrical:
Electrical panel, interior outlets, GFCI outlets, AFCI/GFCI breakers....
Garage:
Floor, walls, ceiling, plumbing, electrical, garage doors, fire door, fire separation walls and ceiling...
Kitchen:
Floor, walls, ceiling, plumbing electrical, appliances...
Laundry:
Plumbing, electrical, washer, dryer...
Bathroom(s):
Plumbing, electrical (GFCI protection), sink, tub, shower, toilet...
Interior (living space):

Pest/Wood Destroying Organism Inspection Only

• Takes one to two hours depending on size, age, and condition of home.
Intended to determine evidence of infestation, damage, or conditions conducive to pests/WDOs.
The inspection is visual. Readily accessible and visually observable areas will be inspected.
You will need to sign the inspection agreement.
You are encouraged to ask questions during the inspection.
When the inspection is complete, payment will be made to inspector.
The inspection report will be provided to client on site after inspection or by the end of the next day.
